This is a quick, high-level calculation app for commercial real estate.
It allows you to do two very simple commercial real estate calculations:
- Use NOI (Net Operating Income) and Cap Rate (Capitalization Rate) to calculate a Price on Commercial Real Estate.
- Use loan parameters (Interest Rate, Amortization Period, Loan-to-Value) and a required Cash-on-Cash return, along with the NOI to calculate the required Cap Rate and Price for a piece of Commercial Real Estate.
The app also allows you to quickly email the numbers to anyone, using your address book and email client.
The first commercial real estate calculation above is admittedly rather simple, but the second one is a little convoluted and unless you store the formula in a calculator or something, not easily remembered. Further, we haven't really seen any quick calculators allow a user to determine a price based on cash-on-cash return requirements.
